Should I Repair or Replace My Driveway?
When To Repair Your Driveway
A residential driveway should be subject to regular, yearly maintenance. This maintenance cycle should begin the Spring following your new driveway installation. In the first year, Atlas Asphalt recommends cleaning and slurry sealing your new asphalt driveway to fill in any exposed aggregate, and keep your driveway looking new, smooth and beautiful. Every 1-2 years after this initial driveway sealing, Atlas Asphalt recommends a slurry seal or standard seal coating, combined with crack sealing when needed. When selecting from Long Island's asphalt repair companies, make sure you consider value, warrantee and experience.
When To Replace Your Driveway
- Replace your driveway if it is cracking, settling or breaking apart
- Replace your driveway if you want to change the layout
- Replace your driveway if you have poor drainage
- Replace your driveway if you want to add borders, a cobblestone or paver apron, or other masonry

Do I Need a Permit for My Driveway?
Driveway Permitting, Rules & Regulations
Permitting - Many towns on Long Island require you go through a permitting process to ensure your asphalt driveway contractor is licensed, insured, and in good standing with the town. While this permitting process is typically very fast, every municipality has a different method of applying for and obtaining the permit. Not every area will require a permit, so do your research before you hire a driveway company! A good first step would be to do research online with regards to your town's specific code and permitting requirements, and then contacting Town Hall with any questions. Atlas Asphalt is looking forward to working with you on your project!
Distance from Property Line - In most Long Island areas, we see legislation that mandates you maintain a 2 to 4 foot distance from the property line. This means that the outside edge of your border should not touch the property line. While Atlas Asphalt will do our best to accommodate local regulations for new driveway installs, it is up to homeowners to ensure they are aware of the property line, their neighbors are okay with the new driveway, and the town will accept the new driveway layout.
Right of Way - Typically, the town you live in will own the first several feet of your property. While this means they can dictate what may or may not be placed in this area, local municipalities are understanding of homeowners' needs. Every home has a driveway, and we are seeing increasing instances of light columns, stone mailboxes, and new curbing in the right of way. While Atlas Asphalt can install anything you may want to complement your new driveway, it is best to contact your local leadership with specific questions about if you can replace your sidewalk, replace your curb, replace your driveway, or change the layout.
Does a driveway affect my taxes? - While replacing an asphalt driveway with concrete may raise your taxes, asphalt typically does not change your property taxes. To be sure, ask your local leadership if your specific municipality has varying rules regarding the property tax change due to a new driveway.
